The Construction Sequence
Every home build follows a logical sequence. Understanding these phases helps you plan, budget, and communicate with your lender.
Phase Breakdown
1. **Pre-Construction** — Site surveys, permits, utility connections, and clearing the lot
2. **Foundation** — Excavation, footings, foundation walls, waterproofing, and backfill
3. **Framing** — Floor systems, wall framing, roof trusses, sheathing, and windows
4. **MEP Rough-In** — Plumbing supply and drain lines, electrical wiring, HVAC ductwork
5. **Insulation & Drywall** — Wall and attic insulation, drywall hanging, taping, and finishing
6. **Exterior** — Siding, roofing, gutters, exterior painting, and concrete flatwork
7. **Interior Finishes** — Cabinets, countertops, flooring, trim, paint, fixtures, and appliances
8. **Final** — Final inspections, punch list, landscaping, driveway, and certificate of occupancy
> TIP: Each phase must pass inspection before you can request a draw from your bank. Plan for 1-2 week inspection wait times.
