Understanding Your Project Dashboard
What every dashboard card, amount, score and alert actually measures — including two figures to check on Budget and Draw Requests instead.
Everything here is one project
The dashboard is headed **Project Oversight — Health, risks, and direction**, and every number, alert and list on it belongs to the **single project currently selected** in the sidebar. Nothing on it totals your projects together. Switch projects and every figure reloads.
If you hold a **banker** role on a project, you see a different, simpler screen headed **Lender Dashboard** instead of the cards described here.
What do I do next?
| What you see | What to do next |

| **Project Health** below 80 | Select **View health details** and work the listed issues top down. |
| **Owner Insurance** with a warning triangle | Tick each policy you actually hold, and use **Upload policy PDF** to attach it. |
| **Risk Alerts** → *Insurance EXPIRED* on a vendor | Do not pay that vendor. Open **Vendors** and get current insurance first. |
| **Risk Alerts** → *Budget Overruns* | Open **Budget** and deal with that line. The comparison uses the same Revised Budget figure the Budget page shows. |
| **Unfunded Draw Requests** above zero | Those requests are prepared but not funded. Select **View Draw History**, then send the packet to your lender if you have not, and use **Mark as Funded** when the money arrives. |
| **Cash Required** above zero | Those are logged, not-yet-billed costs. Open **Draw Requests** and start a draw, or plan to fund them yourself. |
| **Logged for Next Draw** with rows in it | Same costs, listed. When you have enough, create the draw request. |

The cards, one at a time
Project Health (0–100)
A single score with a coloured label: **On Track** at 80 and above, **Needs Attention** from 60, **At Risk** below 60. **View health details** opens a list of specific issues, and selecting one jumps to the page that fixes it.
Six checks make the score, weighted:

**What the score does not prove.** It is OwnerDraw's own housekeeping check. It says nothing about construction quality, schedule, whether your costs are realistic, or whether a lender will approve anything. 100 is not lender approval, and it is not the same number as the **Loan Readiness** score on Bank Ready, which measures a different set of checks.
Empty projects score high, not low: each check counts as complete when there is nothing to test. A brand-new project with no budget can read 80 while being entirely unprepared.
Owner Insurance
Two tick boxes — **Builder's Risk Policy** and **General Liability Policy** — with **Upload policy PDF** under each, and *Required by most lenders before closing* while either is unticked. Ticking is your own confirmation; the app does not read the document or check dates. A confirmed policy shows *✓ Policy uploaded* once a file is attached. These two boxes drive the 10% owner-insurance slice of the health score and the **Owner Insurance** block in Risk Alerts.
Weather
Local conditions for the project's ZIP, with a **Delay** flag on high rain chance. With no ZIP it reads **No location set** with a **Set Location** button that opens project settings. Guidance only — it changes no dates.
Cash Required
The total of expenses on this project whose status is still **Logged** — recorded costs that are not on a draw and not marked paid. Read it as *money committed that no draw has covered yet*. It is not a lender balance, not your remaining loan, and it does not include costs already sitting in a draw.
Unfunded Draw Requests
The **net requested** total — each draw's request minus the retainage recorded on that draw — across draw requests that are **Packet Prepared** or hold the old **Submitted (Legacy)** status and have not been marked funded. Drafts and funded draws are excluded, and the card names how many draws are included. **View Draw History** opens the **Draw Requests** page, where you can see each draw and its gross amount.
Preparing a packet does not confirm it was sent to your lender — delivering it is still your own step. Retainage is taken as it was recorded when each draw was created, so changing your retainage setting today does not restyle older draws. If a draw has no readable requested amount the card says so and leaves it out of the total, rather than counting it as zero.
Revised Budget
*Your current budget, including approved changes and budget transfers.* One project only — the one selected in the sidebar. It is the same calculation the **Budget** page uses: quantity × unit price, sales tax where it applies (line by line, or from the taxable rows of a worksheet), plus approved change orders and net budget transfers. It should agree exactly with the Revised Budget total on the Budget page, and it is the figure to quote to a lender. **Open Budget** takes you there.
*Professional builders:* the Budget page, SOV, Draw Schedule, the lender packet and this card all read the one shared Revised Budget calculation, so they reconcile.
Logged for Next Draw
Up to five of the same **Logged** expenses behind *Cash Required*, newest payment date first, with a count underneath: *N expenses ready for next draw*. Each row carries a **Logged** badge. Nothing on this card approves or bills anything. Expenses already in a draw, funded, or marked paid do not appear — the **Expenses** page shows those, with the fuller labels **In Draw #**, **Draw Funded — Vendor Unpaid** and **Vendor Paid**.
Risk Alerts
Three blocks, and *No risks detected* when all are clear:
- **Owner Insurance** — one entry per unticked policy, *Required by lender before closing*.
- **Budget Overruns** — lines where recorded spend exceeds that line's Revised Budget, worst first, each linking to **Budget**. The comparison includes sales tax, approved change orders and budget transfers, so it agrees with the Budget page.
- **Vendor Compliance** — up to five vendors, expired first, then missing, then expiring within 30 days. Expired reads *Insurance EXPIRED — Do not pay!*.
Only vendors genuinely attached to this project are considered: assigned to one of its budget lines, or linked by vendor record to one of its expenses. Directory-only vendors, unsuccessful bidders and vendors marked compliance-exempt are ignored, and vendor names typed onto old expenses are never matched by name.
Recent Activity
The ten most recent expense and draw events on this project, newest first, or *No recent activity*. Expenses appear with the vendor and amount; draws appear as *Draw #N* with their current status. It is a feed, not an audit log — nothing here can be undone from this card.
Project To-Dos
Open to-dos for this project, with **Add a to-do** when there are none. Independent of budget and draws; nothing here affects money.

On the demo project a banner appears above everything with a button to start a real project. Every number below it is fabricated demo data.
A brand-new project
Expect: health around 80 with issues listed, **Owner Insurance** warning on both policies, **Weather — No location set** until you add a ZIP, **Cash Required**, **Unfunded Draw Requests** and **Revised Budget** at $0, *No expenses logged yet*, *No risks detected*, *No recent activity*, and no to-dos. That is not a problem — it means nothing has been entered yet. Start with **Budget**.
Recorded costs, vendor payments, draw funding and cash needs
Four different things the dashboard shows, easy to confuse:
- **Recorded cost** — an expense exists. It appears in *Cash Required* and *Logged for Next Draw*.
- **Vendor paid** — you have actually paid the trade. Marked on the **Expenses** page; never set by funding a draw.
- **Draw funded** — the lender released money for a draw. Recorded with **Mark as Funded** on **Draw Requests**; it does not pay vendors.
- **Cash need** — costs you carry until a draw reimburses them.
